Siân Thomas

Senior Partner, Solicitor

Sian Thomas is the senior partner and founded the practice in July 2001. She is a highly knowledgeable experienced solicitor with over 40 years’ experience specialising in all aspects of residential conveyancing. Sian acts for sellers, buyers, developers and property investors and advises on purchases of freeholds reversions, freehold and leasehold properties including lease extensions, unregistered land, shared ownership and equity release. She has extensive experience in land acquisitions and sales and advises on option agreements, exclusivity agreements and is able to draft a wide variety of bespoke documents including deeds of easements, deeds of trust and deeds of gift.

Sian also specialises in drafting wills and codicils, obtaining grants of probate/ letters of administration, administering and distributing testate and intestate estates, preparing inheritance tax forms, Inland Revenue returns and drafting estate accounts. She also creates Lasting Powers of Attorney and prepares Court of Protection applications.

Sian is well respected by her peers, fellow legal professionals, estate agents financial advisors and has a loyal, wide and diverse client base.

She graduated from the University of Wales, Cardiff with a degree in Law and was admitted on the Roll as a solicitor in 1978. She is a fluent Welsh speaker and is responsible for all compliance and organisational matters.

Catrin Morgan

Partner, Solicitor

Catrin Morgan, is a partner at the firm and specialises in all aspects of residential conveyancing and commercial property including freehold and leasehold purchases and sales, registered and unregistered land and new build properties and has a varied local and national client base. She advises on all non-contentious aspects of lease transactions, acting for both landlords and tenants. She drafts and negotiates bespoke commercial leases and her work includes dealing with lease extensions, deeds of assignments, rent review documentation and Authorised Guarantee Agreements.

Catrin graduated from University of Wales, Cardiff in 2001 with a degree in Law and French. She trained at one of Europe’s largest law firms and was admitted as a solicitor in 2002, following a year studying law in Rennes University in Brittany, France and a secondment to a French law firm in Paris. She is a fluent French speaker. She is also a fluent Welsh Speaker. Catrin obtained a diploma in Welsh Advocacy when she completed the Legal Practice Course in University of Wales, Cardiff.

She is responsible for the management of the firm and for staff training and supervision and business development. Catrin takes great pride in developing her team and perfecting our procedures to provide the best most efficient service possible for our clients.

Rhodri Thomas

Partner

Rhodri has over ten years of experience in dealing with residential landlord and tenant matters. Having originally trained with the firm, he re-joined as a partner in January 2020 having spent most of his career at one of Wales’s largest law firms.

Specialising in housing management and tenancy enforcement, Rhodri has a wealth of experience in dealing with claims for possession of property, demotion of tenancy, applications for civil injunctions for anti-social behaviour, injunctions for access or repair works and committal proceedings for breach of an injunction or undertaking. Rhodri can also provide advice in respect of other tenancy related matters including succession of tenancy, issues relating to capacity, disrepair and other breaches of tenancy such as poor condition of property or unauthorised use of property. He also has a great deal of experience in dealing with cases which involve the Equality Act 2010 and human rights challenges.

Rhodri enjoys speaking at conferences and can provide bespoke training in this area of law. He is an experienced advocate and is also a Welsh speaker.

Lynda King

Solicitor

Lynda King has extensive knowledge of all aspects of residential conveyancing and has advised thousands of clients throughout her career. She specialises in the sale and purchase of freeholds, leaseholds, unregistered and registered land acquisitions and re-mortgage and transfer of equity work.

Lynda has developed strong relationships with some of Wales’ leading housing developers and is proud to be the recommended solicitor for many national and local developers. She has a large following of repeat clients who value her caring nature, strong work ethic and meticulous manner of working.

Lynda supports and supervises other conveyancers and legal secretaries in the firm. She has developed excellent systems within the firm to ensure the smooth running of help to buy schemes and to assist her clients in meeting deadlines especially in new build properties.

Lynda has worked in conveyancing since 1986 qualifying as a Legal Executive in 1992 before she was admitted as a solicitor in 1995. She was a partner in one of the largest firms in Wales working with a team of up to 70 members of staff at all levels dealing with all aspects of residential conveyancing and re-mortgage work before joining Sian Thomas and Daughter Solicitors the firm in 2012.

Bev Care

Conveyancing Executive

Bev Care is highly experienced in residential conveyancing and advises clients on all types of sale and purchase transactions including registered and unregistered land, freehold and leasehold properties. Her varied caseload includes all residential conveyancing matters from new build, help to buy, shared equity, re-mortgages to transfers of equity. Her diligence, professionalism, excellent organisational skills and personable manner are valued by her clients and are instrumental in ensuring that the high standards of the practice are met. Her logical thought process enables her to resolve any issues which may arise as swiftly as possible.

Bev began her career in conveyancing in 2005 in a leading local firm quickly progressing to a conveyancer in a well-respected national firm before joining Sian Thomas and Daughter Solicitors in 2016.

Nia Davies

Solicitor

Nia Davies has a wealth of knowledge in residential conveyancing and deals with all aspects of sales and purchases of houses, flats, new build homes, shared ownership, help to buy, transfers of equity and re-mortgages. She also advises on commercial property sales and has assisted on commercial property purchases and lease transactions.
Due to Nia’s dedication and professionalism she is rapidly building up her own client base and is passionate about providing our clients with the best client care possible.

Nia graduated from Swansea University with a degree in Law and French. She passed the Legal Practice Course (LPC) with distinction where she was awarded the coveted LPC prizes for both property and employment. She joined our firm in 2015 as a paralegal in conveyancing and has gained a wide variety of practical experience in all types of residential conveyancing matters to supplement her extensive academic studies. Nia qualified as a solicitor in October 2020.

Nia is also a fluent Welsh speaker.

Stephanie Tovey

Solicitor

Stephanie specialises in all aspects of residential conveyancing including both freehold and leasehold sales and purchases, remortgages, and transfers of equity. Stephanie is also experienced in new build properties, unregistered land and Help to Buy transactions.
Stephanie prides herself on delivering excellent standards of client care, giving a professional but friendly service whilst dealing with any issues in a timely and pragmatic manner.
Stephanie graduated from the University of South Wales in July 2016 with a First class integrated Master’s degree in Legal Practice. Stephanie was also awarded the prize of Best Performing Student, having achieved the highest grades in the year.
Stephanie went on to train with a firm in her hometown of Barry, dealing with high volume conveyancing work for one of the largest estate agents in Wales, before qualifying as a Solicitor in March 2019.
Stephanie joined Sian Thomas Daughter and Son Solicitors in June 2021.

Debbie Stride

Office Manager, Legal Secretary

Debbie has over 30 years’ experience as a legal secretary in conveyancing and has been with the firm since the beginning. She is responsible for the office administration and procedures which ensure that the firm operates smoothly and that clients' expectations are met. She assists the Partners with all regulatory matters, finance and human resources whilst also efficiently assisting Sian with the secretarial and administrative aspects of the conveyancing work, progressing chains and keeping clients up to date throughout. She also provides secretarial assistance on all Wills, Probate, Power of Attorney and Court of Protection matters.

Patsy Philpott

Legal Secretary

Patsy joined the firm in 2018 and has over 17 years in the legal profession. Patsy has excellent organisational and communication skills and provides effective and reliable support to all solicitors and conveyancers in all aspects of residential conveyancing. Her helpful, professional, fuss-free way ensures that our clients’ needs are met.

Rachel Lewis

Legal Secretary

Rachel is highly experienced and has an in depth knowledge in legal administration having worked in the conveyancing sector for over 20 years. She assists the solicitors and conveyancers in all aspects of residential and commercial conveyancing with her exceptional knowledge and practical support. Rachel has meticulous attention to detail and her re-assuring, calm, polite nature ensures that she instills the utmost confidence in clients, keeping them up to date and progressing their matters in any way she can.
